Terms and Conditions

These terms cover the flex listing menu at flex.callhomerealty.com, offered by Call Home Realty LLC, a licensed Florida real estate brokerage, License CQ1075700. Micha Kiel is the broker, License BK3239462. "We" and "us" mean Call Home Realty LLC. "You" means the owner who orders services.

The two fees, in plain terms

Listing fee, $1,500: paid upfront after you sign your listing agreement. Non-refundable once paid.

Transaction fee, $495: due at closing, and only if your home closes. If it does not close, there is no transaction fee.

1. Your listing agreement controls

Every listing starts with a written listing agreement that you sign. It states your services, listing term, expiration date and fees. These terms add to that agreement. If the two conflict, your signed listing agreement controls.

2. How we work with you

We work with you as a transaction broker, a limited form of representation under Florida law. We provide the services in your listing agreement: The Listing and any add-ons you order. Advice on offers, help with counteroffers and closing coordination are included only when you order the add-on that covers them. Unless you order offer review, offers go to you directly, and your listing agreement records your direction that we not present offers for you.

We invoice the listing fee and any add-ons after you sign your listing agreement. Payments are processed by Stripe. Paying the invoice confirms that you accept these terms, including that the $1,500 listing fee is non-refundable once paid. If you dispute a charge for services you received, we may give your card issuer a copy of your signed listing agreement and these terms.

7. No guarantee

We do not guarantee that your home will sell, sell at any price, or sell within your listing term. Your price in writing is a comparative market analysis, not an appraisal.

8. Fair housing

We follow federal and Florida fair housing laws, and we will not market or sell your home in a way that discriminates.

9. Listing content

We may edit or remove listing photos, remarks or other content when needed to comply with MLS rules or Florida law.

10. Communications

When you send a request, you agree that we may contact you by phone, text or email about your request and your listing. You can ask us to stop at any time.

11. Privacy

How we handle your information is described in our Privacy Policy.

12. Changes to these terms

We may update these terms. The version in effect when you sign your listing agreement applies to your listing.

13. Florida law

These terms are governed by the laws of the State of Florida.
